This book is very informative for anyone that would like to break into RE without using there own green. I was pursuing my RE license at the time before I read this book. Finished the RE classes didn't pass the test for my RE license. Came across Nick on Instagram found out about the book, bought it, read it, took immediate action and I'm currently at $83,000 in total home purchase sales as of now soon to break six figures in my first year! Thank you Nick this book change my life and can change yours if you take action!
This book is a straight to the point book and by far the best real estate book I've read. Short 100 page book but I've already applied some of what nick said and have already got some results. Stop thinking about buying the book and just buy it. It can be life changing if you let it.
You truly are an excuse crusher, Nick! I finished your book in 6 hours and it has an insane amount of value even a 10 year old could understand it. I've been through the courses that just left me more confused and in the dark because I never had the thousands of dollars necessary to get coaching to actually do a deal. This book is a LIFE changer and I truly FEEL like I can do it. You inspired my dreams to peek up at me again and remind me that they're still there waiting for me. Thank you SO much, Nick. I originally thought this book was going to talk about flipping a home by buying it, fixing it up and reselling it. It actually doesn't talk about that at all, what it teaches you is even better. This book will teach you how to start a real estate business by wholesaling properties. You make a profit by essentially putting a deal together between a motivated seller and an investor who wants to fix the property up to resell it. It is probably the best way to get started in real estate. Once you get systems in place and are closing deals you can move onto keeping some properties to fix up and resell or fix up and rent. This book teaches you what you need to do in order to find the deals to make that happen.
This book from Nick lists out all the ACTIONABLE steps one needs to take in order to start their REI career. Many will listen to it, and heard/read the advice, but few will take those steps. Finally, many real estate books give you a lot of information and education, which is great, but this is one of the few books that will give you real life steps to take in order to obtain your financial freedom.I only knocked it down one star because I don't feel like Nick did a good job explaining the "showing" process to potential buyers in the book. He laid it out, but didn't go into many of the hypotheticals that could go wrong/happen.
The knowledge that is given in this book is insane it will literally break down what steps and actions you need to take to be on your way to achieving financial independence through real estate. This is one of the most detailed and straight to the point books that I have read and I read a lot of books. Book is worth way more than the price its being sold for. If you implement and take action this book can make you a lot of money and change your life. Nick is the real deal.
Nick really lays everything out for all of the up and coming wholesalers. He takes you by the hand to show you the ins and outs of wholesaling 101 from scratch to help guide you to becoming a successful real estate entrepreneur. I highly recommend reading Flip if you want to learn how it's done from one of the best, Nick Ruiz. Do everything he says in the order he says, and you're well on your way. Love the info Nick gives out in this book! Clear and to the point! You will need to do your own research and tweak his methods depending on your state and location, but the basic guidelines he outlines are on point and are a great foundation to get started in Real Estate Wholesaling
